About the Team:
Nicola Wealth Real Estate currently manages over $10 billion of commercial real estate in Canada and the United States. On behalf of private investors, a team of experienced real estate investment professionals manage a diverse and growing portfolio of industrial, office, retail, multifamily, senior’s housing and self-storage properties. Nicola Wealth Real Estate is growing and is seeking a high-energy individual with entrepreneurial drive to join a dynamic group of dedicated real estate professionals.
Purpose of the Role::
Reporting to the Vice President, Asset Management and Portfolio Strategy, the Asset Management Analyst will be responsible for supporting the Asset Management Team.
This is an on-site role based in our Melville offices.
Core Responsibilities:
- Administer property valuations including managing the delivery of information to third party appraisers, undertaking detailed review of appraisals and updating internal valuation models.
- Administer leasing software supporting the leasing program for all assets, including managing floor plans and vacancy layouts.
- Manage the timely delivery of insurance appraisals for the Canadian and US property portfolios and providing analytical and general support for the property insurance program.
- Undertake detailed financial analyses for existing property investments including net effective rent calculations, analysis supporting repositioning strategies and hold-sell analysis.
- Provide lease administration support including abstracting leases.
- Accurately and timely execution of portfolio level statistics, as requested.
- Manage IPD reporting including collection of property statistics and entry into Yardi.
- Conduct research on property types, market trends, and commercial real estate, including site inspections and reviews as needed.
Required Skills & Qualifications:
- 1-3 years of real estate experience in asset management, appraisal, brokerage or related sectors.
- Bachelor’s degree with an emphasis in finance, real estate or a related discipline.
- Well-developed quantitative and analytical skills: Experienced with financial modeling and discounted cash flow analysis.
- Collaborative and team-oriented, with the ability to work effectively both independently and within dynamic teams.
- A proven self-starter, takes initiative, thinks ahead and takes ownership of tasks.
- Strong organizational skills, including meeting deadlines, prioritizing tasks, and seeking guidance when needed to improve work quality.
- Self-aware – understands own strengths and gaps and seeks constructive feedback to grow.
- Strong computer skills with advanced knowledge of MS Excel. Experience with Argus and Yardi is an asset.
Compensation & Benefits Package:
This position comes with a competitive base salary hiring range of
$70,000 - $78,000; dependent on experience, skills, qualifications and internal equity.
