The Blueprint
The Project Lead I is responsible for assisting with bringing the project from concept to completion, with a focus on acting as a first point of contact for the site (if working with Project Manager).
A Glimpse into Your Daily Activities
- Assist in developing preliminary budget and schedules with internal resources, reviewing and updating as necessary.
- Coordinate drawings and assist the development and consultant team.
- Chair project coordination meetings, ensuring timely distribution of minutes.
- Support Safety Manager and site efforts to maintain safety requirements.
- Assist in leading the tender review, qualifications, contract negotiations, and final trade selection process.
- Tender and award contracts while reviewing sales progress and revising suite layouts to meet market requirements.
- Regularly review and update budgets to reflect project revisions and changing market conditions.
- Review blacklines to ensure coordination of structural, mechanical, and electrical components.
- Incorporate practical, economical, and Tridel best practice methods of construction into drawings.
- Prepare for permit submission by coordinating drawings and assisting the development team.
- Plan site mobilization in collaboration with the Site Superintendent.
- Provide leadership to the project team, including employees, trades, and consultants, to ensure the project proceeds on schedule with minimum cost.
- Uphold contract terms with trades, partnering with the Superintendent, and negotiate extra costs if not included in contracts.
- Monitor the schedule with the Superintendent and purchasers’ occupancy dates, notifying promptly of any advances or delays.
- Support site employee and trades' efforts to maintain and uphold safety requirements.
- Facilitate successful move-ins, ensuring homes are "hotel ready" for inspections and move-ins and resolve homeowner concerns or issues promptly.
- Ensure Internal Audit is performed before site employees and trades leave the project.
- Build a relationship of trust and confidence with the Condo Board before turning over affairs to the Technical Audit Department for resolution.
The Architect of Your Success
- Postsecondary diploma or degree within Construction Management, Project Management, Engineering or related field.
- Minimum of 4 years as an Assistant PM or in a similar role within high-rise residential construction projects
- Significant experience in project management, demonstrating the ability to lead and deliver projects successfully.
- In-depth knowledge of the specific industry or sector in which the projects will be undertaken.
- Strong leadership skills with the ability to guide and motivate a project team to achieve goals and meet deadlines.
- Excellent communication skills, both verbal and written, for effective interaction with team members, stakeholders, and clients.
- Proven ability to analyze complex situations, identify challenges, and implement effective solutions.
- Exceptional time management skills to prioritize tasks, meet deadlines, and manage multiple projects concurrently.
- Experience in fostering collaboration among cross-functional teams and stakeholders.
- Understanding of risk management principles and experience in mitigating project risks.
- Proficiency in budgeting and financial management related to projects.
- Familiarity with project management tools and software for planning, scheduling, and tracking progress.
