THE ROLE
Melbourne Property Management is experiencing incredible growth and has an opportunity for a successful candidate to perform a variety of financial, bookkeeping, administrative tasks. Melbourne Property Management is seeking a Senior Property Accountant who will report to our Manager, Client Accounting. In this role, the successful candidate will take a proactive approach to executing Melbourne Property Management’s best practices while ensuring an accurate recording of all accounting transactions and timely preparation of all financial statements in the assigned portfolio of properties. The successful candidate ensures that the accounting procedures conform to the Generally Accepted Accounting Principles of Canada and comply with the Condominium Act, 1998. In this role, the Senior Property Accountant will make full use of a Yardi accounting software as well as a variety of Yardi Modules.

As a Senior Property Accountant, you will be responsible for:
· Prepare and send to Condominium Managers/Manager Client Accounting, each Condominium Corporations' monthly or quarterly financial statements on or before the due date of each month or each quarter.
· Prepare Condominium Corporations' bank reconciliations for the communities in the assigned portfolio and monitor cash flow.
· Attend start-up meetings of new condominium corporation clients as necessary and be familiar with the accounting process for newly registered condominiums.
· Review the accounting records/transactions and make correction/adjustments if necessary. Report to the Director of Accounting and Administration on any abnormalities noticed.
· Assist Condominium Managers in preparation of the annual budget by providing data, analysis, historical documents and reports as required.
· Post each Condominium Corporation's approved budget in Yardi.
· Process month and year end periods in Yardi, including any changes in utility setups.
· Monitor the financial positions of the properties and report to the Condominium Managers of any abnormalities or variances noticed.
· Review periodically the financial statements of all the properties to ensure the timely monthly reserve fund contribution, payment of all bills, and ensure the investments are in compliance with the Condominium Act
· Ensure the invoice payments from the operating and reserve fund accounts are compliant and in accordance with Melbourne Property Management best practices and comply with Condominium Act.
· Ensure Condominium Managers have access to qualified investment advisers who can make recommendations and suggestions on how to be invest reserve fund monies for the Board of Directors to consider.
· Monitor and/or calculate charge backs, including Shared Facilities, commercial components, reciprocal agreements, utilities etc.
· Give full assistance to the Condominium Corporations/CRA Auditors in their course of auditing.
· Book turnover and year-end audits, prepare audit documents and records, post audit adjustment entries.
· For new properties and takeovers of existing communities, ensure all documents are received. Review the accounts/documents and assist the accounting team to upload into the system.
· Post opening balances for new Condominium Corporations.
· When turning over existing Corporations, ensure all records/documents are in good order and are forwarded in a timely manner to the Manager, Client Accounting, prior to being released to the new management company.
· Assist Condominium Managers/ Manager, Client Accounting or other senior executives to prepare reports as may be required.
· Assist Accounts Payable/Accounts Receivable team members to resolve any problems that may arise.
· Assist in the coaching of junior accounting staff
· Engage and participate in meetings with the accounting team.
· Attend weekly staff meetings as required.
· Perform other duties as may be required.
YOUR QUALIFICATIONS
· 3-5 years of condominium accounting experience is required
· Post-Secondary education in accounting or a related specialization, or an acceptable combination of education and relevant experience preferred
· Proficient with standard accounting software (Yardi experience required)
· Willing to learn innovative and progressive ways of providing accounting services, with a preference and focus on moving away from paper and cheques, to a more digital experience including electronic payments
· Highly proficient with Microsoft Office applications, specifically Excel, Outlook, Word, Teams, SharePoint
· Familiarity with bookkeeping and basic accounting procedures
· Experience processing accounts payables and receivables
· Aptitude for numbers and accuracy and attention to detail
· Highly motivated and deadline driven work ethic
· Experience in the condominium management industry required
· A hungry, enthusiastic, growth orientated person with a passion for customer service
· Open to ideas, willing to ask for help, flexible, thinks outside the box, proactive and able to admit when a mistake is made, and learn from the experience
