Position Summary
Reporting to the Property Manager the primary objective of the Senior Building Operator is to supervise the building operations team to ensure the facility is maintained in a safe and clean controlled environment.
Ensure that all Mechanical / Electrical system operations equipment is operating at the highest efficiency at all times. Complete periodic code required inspections and testing.
Maintains liaison with outside contractors, service contractors and Provincial and Municipal Inspectors.
Duties & Responsibilities
- Monitors the physical operation of the heating, ventilating and air conditioning systems by adjusting both stand alone and computerized controls, which regulate the temperature within the building, and monitoring the performance of same.
- Maintains the heating, ventilation and air conditioning systems by checking the operation of the equipment, by performing preventative maintenance, by reviewing daily recorded operational daily logs of Chillers and Boilers making adjustments as required.
- Monitors tenant construction to ensure base building systems are not altered or damaged.
- Responds to emergency on calls and will be required to perform duties after hours including preventative maintenance.
- Controls inventory supplies which must be maintained at all times.
- Recommends improvements for the Mechanical / Electrical systems.
- Ensures that the Facilities Water Treatment program is maintained at acceptable levels for all open/closed loop systems as detailed in the building water treatment program.
- Must have the ability to check, adjust and repair, controls, gauges fans, pumps, chillers, boilers, emergency generators, fire safety equipment, air conditioning units, make up air units and exhaust fans.
- Ability to replace V-Belts , align and adjust pulleys / motor bases. Replace Pump Mechanical seals.
- Ability to isolate plumbing risers so plumbing repairs can be performed such as leaks, repairs in building washrooms of taps, flushometers and gasket replacements.
- Have the ability to read /interpret building and tenant drawings, manuals, balancing reports, valve charts for trouble shooting and making decisions on future repairs.
- Complete special assignments or projects as assigned. Attend training or courses as required.
Education & Requirements
- High School diploma Building Environmental System Certificate Levels 1 & 2 or Trade license
- 6 to 8 years of experience as a Building Operator or Building Mechanic
- Thorough knowledge of general maintenance procedures, up to date with current building technologies.
- Extensive knowledge and experience with building automation systems
- Good mechanical, analytical, research & problem solving skills.
- Have good initiative ( self starter) with supervisory skills.
- Good interpersonal and communications skills. Verbal and written
- Working knowledge of Microsoft Office Programs, Word, Excel etc.
- Must be able to bend, lift, kneel and carry materials as required, lifting up to 50 lbs
