Finance Department – Property Accountant
THE TEAM
The mission of the Finance Department is to provide accurate and timely financial information to clients while ensuring strict compliance with all relevant regulatory requirements, fostering trust and transparency in our reporting.
THE OPPORTUNITY
As a local representative of Gulf Pacific reporting to the Controller, the incumbent is expected to maintain appropriate conduct and appearance in the office. Responsibilities include working autonomously with minimal supervision, ensuring continuous communication with the supervisor, and undertaking additional duties as assigned. As a Property Accountant, you will work closely with the Controller to ensure accurate financial reporting and provide support to Property Managers, Senior Leadership Team, and Clients, to maximize property value and minimize risks. You will be responsible for the full-cycle accounting requirements for a portfolio of commercial, retail, and industrial properties.
THE ROLE
Duties as a Property Accountant will include but are not limited to:
- Setting up leases in Spectra and preparing rental notices
- Applying rent receipts
- Processing miscellaneous billings/chargebacks
- Reviewing and posting approved rent rolls
- Tenant account reconciliations
- Filing of GST, Parking Tax, and PST rebates
- Monthly review of general ledger and preparation of month-end journal entries
- Preparing monthly financial reports, account reconciliations, and variance reporting
- Assist with the preparation/compilation of property budgets
- Year-end operating cost reconciliations and respond to tenant inquiries
- Preparation of annual audit working papers and responding to auditor request
- Timely billing of property taxes to those tenants who pay annually
- Assist with the set up of new buildings in Spectra
THE QUALIFICATIONS
The Property Accountant has:
- 2 – 3 years of commercial property accounting experience.
- CPA designation preferred but will consider a combination of education and experience.
- Experience with Spectra and Yardi Voyager/Breeze, strong computer skills with an emphasis on Excel and Microsoft Office.
- Excellent interpersonal and leadership skills—ability to work well as a team.
- Strong work ethic, sense of confidentiality, and professionalism.
- Ability to meet tight deadlines and work in a fast-paced environment, dynamic environment.
- Self-motivated with strong analytical and problem-solving skills.
