Job Description
Kipling is currently looking for a
Building Operator to support a commercial property in Toronto. The primary function of the Building Operator is to provide day-to-day operations and maintenance to the site, ensuring that the property is managed in a safe and environmentally responsible manner while delivering the highest level of tenant and customer service.
Responsibilities
- Perform routine inspections for all major equipment including but not limited to temperatures, pressures, electrical readings, etc. Document and inspect for irregularities in readings.
- Review and complete daily entries into logs as required.
- Complete preventive maintenance tasks including but not limited to chemical treatment maintenance, filter changes, belt replacement, lubrications, cleaning of utility rooms, maintenance of fire prevention systems, testing and inspecting equipment for proper operation and input histories if required.
- Complete minor maintenance repairs including basic plumbing, carpentry, electrical and miscellaneous repairs on site.
- Start-up/shutdown major building equipment as required or directed.
- Inspect, operate, maintain and repair mechanical/electrical systems including but not limited to boilers, chillers, HVAC equipment, pumps, generators, uninterruptible power supplies, life safety system, etc., and ensure all equipment are operated in a safe and efficient manner and in compliance with all applicable government codes and regulations.
- Monitor electrical power distribution system and building automation system and respond to alarms.
- Maintain a concise control document record of all procedures carried out, inventory of paper forms and control documents providing a concise record of procedures carried out.
- Liaise and assist other contractors/trades as required and maintain positive relations.
- Maintain a clean work environment.
- Travel between sites if required.
- Other duties as assigned.
Qualifications
- A passion for excellence in customer service delivery.
- Ability to work independently with minimal direction and able to respond quickly to emergency situations.
- Exceptional oral and written communication skills.
- Strong interpersonal skills.
- General knowledge of computer systems.
- Sound knowledge of HVAC systems, plumbing, electrical, emergency systems and BAS.
- Must hold Building Environment System (BES) I and / or II Certificate or equivalent.
- Ability to be on call and respond to building after-hours emergencies.
- Must hold a valid driver’s license.
