SUMMARY
We are hiring for 2 Legal Analysts, and this position manages real estate development disclosure and approvals functions designed to protect the public from harm and enhance real estate industry integrity in BC. While the role focuses on the analytical application of laws and policies, it does not require formal legal credentials.

ACCOUNTABILITIES
- Reviews development disclosure, assesses risks, and accepts filing disclosure that complies with legislative requirements.
- Reviews reports from the Condo and Strata Assignment Integrity Register and takes regulatory action if needed for cooperative compliance.
- Reviews proposed strata unit entitlements and voting rights, and if compliant with legislation approves them for registration at the Land Title and Survey Authority.
- Monitors developers’ compliance with disclosure statements, undertakings, and orders to cease marketing.
- Identifies high-risk developers and developments and conducts proactive regulatory examinations.
- Responds to enquiries involving atypical applications of legislation, regulations, and policies.
- Works with industry and other stakeholders to achieve cooperative compliance with legislation, regulations, and policies.
- Escalates cases of serious non-compliance to Investigations staff and provides subject matter expertise to support investigative and enforcement action.
- Contributes to the development and implementation of operational plans, policies and procedures including key performance indicators.
- Supports data reporting and management, including system improvements.
- Provides internal and external stakeholders, including policy staff and other regulators, with subject matter expertise and collaboration on real estate development matters.
JOB REQUIREMENTS
- Knowledge of real estate development laws, including REDMA, SPA, related regulations, and the policies of the Superintendent of Real Estate.
- Knowledge of real estate industry business models and practices.
- Sound judgement and demonstrated negotiation skills.
- Strong analytical and legal research skills.
- Strong written and verbal communications skills.
- Ability to develop regulatory solutions that meet legal and strategic requirements and recognize consumer risks as well as industry challenges.
EDUCATION
- Degree in Law, Public Administration, or related field.
- Significant experience in real estate legal work and delivering a consumer disclosure or regulatory program, or an equivalent combination of education and experience.
