The Director, Residential Sales and Leasing is responsible for the development and execution of the Sales & Leasing strategy of The James, Toronto’s most celebrated address, and plays a pivotal role in driving our lease up by effectively closing deals and converting leads into satisfied residents. This role offers substantial earning potential through a competitive base salary as well as commission structure that rewards success.

Relationship Building: Cultivate and nurture strong relationships with clients, fostering trust and a superior customer experience. Establish and/or maintain strong industry presence and profile and foster relationships in both the Broker and Resident communities.

Lead Conversion: Utilize your exceptional sales skills to engage with potential customers and leads, , qualify leads while addressing their needs and showcasing the value of our products/services.

Strategic Negotiation: Employ techniques to overcome objections and hesitations, ultimately securing commitment and closing deals in alignment to business objectives.

Product Knowledge: Develop a deep understanding of our offerings to effectively communicate their benefits and tailor solutions to each customer's unique requirements.

CRM/Pipeline Management: Manage and communicate to senior management an organized sales pipeline, tracking leads, follow-ups, and sales stages to ensure timely and efficient deal closure.

Sales Presentations: Deliver compelling sales presentations to prospective residents and senior management, demonstrating how our products and services hold a competitive advantage in the market and exceed customer expectations.

Closing Techniques: Utilize proven closing strategies to solidify agreements and finalize sales transactions.

Market Insights: Stay updated on industry trends, market dynamics, and competitor offerings to position our products/services effectively. Research and identify market changes, trends, opportunities and competitive threats. Determine appropriate action plans as a result. Communicate this to senior management on a regular basis.

Goal Achievement: Meet and exceed monthly and quarterly sales targets, contributing significantly to the company's revenue growth.

Develop strategies and manage execution of pricing programs to achieve budgets including revenue management, incentive programs and other initiatives as necessary

Develop annual sales & leasing plans to include; pricing, target market, competitive analysis, and general assessment of building curb appeal, advertising needs, leasing initiatives and leasing programs

Collaborate with internal teams to plan and develop strategies and campaigns for all sales and leasing programs to encourage quality leasing etc.

Maintain overall focus on achieving leasing targets by ensuring that entire leasing team is focused, effective and efficient. Provide clear objectives, guidance and feedback

Develop, implement, monitor and analyze leasing programs and provide feedback and key customer insights/results

Maintain metrics: Review pricing strategies and cost structures, occupancy / vacancy rates, turnover rates, traffic reports, sales conversion and marketing effectiveness in collaboration with Senior Management.

Collaborate with the Operations and Human Resources to develop, coach and mentor leasing team on sales and leasing programs

Direct and complete monthly market survey reports and propose necessary pricing recommendation.

Assist with promotional material, notices and other special sales and leasing collateral to both internal and external parties.

Report on what’s working and what’s not; ensure programs are acted upon and required follow up is conducted

Review Leasing Mystery shop program on a quarterly basis and provide feedback to appropriate stakeholders

Carry a real estate license on behalf of the company, ensuring compliance with all legal and regulatory requirements as stipulated by the Real Estate Council of Ontario (RECO).

Working out of our Leasing Centre, responsible for the overall sense of arrival and presentation of the center.

Proven experience in high ticket sales: Demonstrated track record of success in a commission-based sales role, with a strong history of closing deals and exceeding targets, and proven experience with high-net-worth individuals and executive levels

Knowledge of the real estate industry, including Multi-Family Residential

Excellent Communication Skills: Exceptional verbal and written communication abilities, allowing you to connect with diverse audiences and articulate product value

Negotiation Expertise: Proficiency in negotiation tactics, objection handling, and converting potential challenges into opportunities
