built for good .
Position Overview
This individual will play an integral role in growing Beedie’s portfolio of industrial development properties and investment properties in the GTA. This includes underwriting, understanding market dynamics, coordination with both internal and external brokers, legal, consultants, and clients, administration, and database tracking of all opportunities at a very fast paced, growing development company. Moreover, this individual will be exposed to the development, construction, and sales and marketing aspects of every project in the GTA. This is an excellent opportunity for a self-motivated and detailed-oriented individual to join Beedie at an exciting time for the company.
Key Responsibilities
- Assist with transaction due diligence and overall process of completing new acquisitions and dispositions
- Produce the documentation and supporting paperwork for investment transactions
- Prepare financial analysis for a wide range of real estate investments, including modelling of real estate cash flows, financing assumptions, IRRs, output sensitivities etc.
- Gather and evaluate economic and market data in target markets to support key underwriting assumptions
- Travel from time to time related to asset and market activity and meetings with management teams, partners and brokers
- Regularly monitor and demonstrate compliance with internal procedures including the preparation of the Investment Committee Memo and client reports
- When required, ongoing management of project proformas and liaison with the Accounting and Finance teams in the head office
- Review site plans in conjunction with the Development, Design and Sales teams and understand any impacts to the underwriting, feasibility, and salability of the project as changes arise
- Track & record all new potential acquisitions to the CRM database. This includes creating new information records for land, individuals, and companies
- Maintain integrity of information in the CRM as new information is received. Actively maintain the list of the status of all active acquisitions in the GTA
- Participate in ad hoc projects and special assignments as needed
Desired Skills And Experience
- 1-2 years of related experience considered an asset
- Undergraduate degree in Business, Accounting or Finance preferred
- Interested in real estate and/or real estate related fields
- Strong computer skills with advanced knowledge of MS Excel, Word, and PowerPoint; a working knowledge of Bluebeam or AutoCAD would be an asset
- CFA designation considered an asset
- Strong verbal and written communication skills
- Excellent financial and analytical skills
- Exceptional attention to detail
- A strong, confident personality
- Proven self-starter with the ability to work independently as well as part of a team
- A positive attitude, the ability to take initiative and work in a dynamic environment
- Proven ability to think logically and problem solve effectively
